Before we create a single ad, we confirm the project or phase is registered, check the registration details on the Assam RERA website (rera.assam.gov.in) or the relevant state authority's site, and set up a standard disclosure block with the registration number and authority website for every creative. If a phase isn't registered yet, we don't advertise it.

Digital Marketing Agency for Construction and Real Estate
Growthbees is a digital marketing agency for builders, developers and construction companies, with offices in Guwahati and Tezpur, Assam. We generate enquiries and site visits through project landing pages, Google search and Meta campaigns for specific localities and property types, WhatsApp follow-up, and lead tracking from first click to site visit. Every project ad, landing page, social post and WhatsApp message shows the project's RERA registration number and the authority's website, as Section 11(2) of the Real Estate (Regulation and Development) Act, 2016 requires. We don't advertise projects or phases that aren't registered, because Section 3 prohibits it.

Our approach to real estate marketing
- Compliance
Checks before anything goes live
- Landing pages
Built around the questions buyers actually ask
- Tracking
Shows what produces site visits
- Creative
Honest, with renders labelled as artist's impressions
We haven't yet published a real estate case study. What we bring to builders and developers is the discipline we use across regulated sectors such as healthcare and education: compliance checks before anything goes live, landing pages built around the questions buyers actually ask, enquiry tracking that shows what produces site visits, and honest creative. This page explains exactly how we would market your project.
The problem
Why real estate marketing goes wrong
01Journey
Buyers research for months, often from far away
Buying a home is the largest purchase most families make, and they take their time. A couple may browse projects for months, compare localities, visit several sites and discuss it with relatives before paying a booking amount. Many buyers for Guwahati projects are families from across Assam and the Northeast, and people from the region working in Bengaluru, Delhi or Pune who plan to buy a home back home. They research online first and visit only a shortlist.
02Leakage
Most builders' marketing doesn't match that journey
Most builders' marketing doesn't match that journey. Ads send people to a brochure download with no clear information about the location, possession timeline or approvals. Portal leads are shared with several other builders, so the salesperson who calls third has already lost. Site visits get booked but not confirmed, and buyers don't turn up. Nobody can say which campaign produced the bookings.
03RERA
Advertising before registration breaks the law
Then there is the law. Under Section 3 of the RERA Act, 2016, a promoter cannot advertise, market, book or sell units in a real estate project without first registering it with the state Real Estate Regulatory Authority, and each phase counts as a separate project. Under Section 11(2), every advertisement must prominently show the project's registration number and the authority's website. State authorities treat social media posts, boosted ads, SMS, email and WhatsApp promotions as advertisements. Several states have added format rules, such as mandatory QR codes in Gujarat and Maharashtra. Agencies that run "pre-launch" campaigns before registration, or post creatives without RERA details, expose the builder to penalties.
04Trust
Buyers have seen too many glossy renders
Finally, buyers are more sceptical than ever. They have seen glossy renders that looked nothing like the finished building, "5 minutes from the city" claims that ignored traffic, and amenities that never arrived. In Guwahati they also ask practical questions every seller should answer honestly: does the area get waterlogged during heavy rain, is the building on a slope, how wide is the approach road in the monsoon, and how far is it really to school and work. Marketing that answers these questions earns trust. Marketing that avoids them generates enquiries that go nowhere.
What's included
What's included
Nine parts, starting with a RERA check.
A dedicated landing page for each project or phase, built by Growthbees' website team, with:
- the RERA registration number and authority website at the top
- unit types, carpet areas and floor plans
- location, approach roads and real travel times to schools, hospitals, markets and transport, with how they were measured
- construction status with dated site photographs
- amenities, with renders labelled as artist's impressions
- the possession timeline as registered with RERA
- a site visit booking form and a WhatsApp button
Buyers search by location and type: "2 BHK flat in Beltola", "apartments near Khanapara", "ready to move flats in Guwahati", "plots in Tezpur". We build Google search campaigns around the localities and property types that match your project, with ads that state the location, unit types and RERA number, pointing to the matching landing page.
Facebook and Instagram campaigns promote site visit weekends, show homes, construction progress and project launches (for registered projects only). Lead forms ask only what your sales team needs and include a clear consent notice. Where Meta classifies a campaign under its housing special ad category, targeting options narrow, and we set up the category correctly from the start so campaigns aren't rejected.
Click-to-WhatsApp ads connect buyers to your sales team, who share the brochure, floor plans and price list on request. Buyers who book a site visit receive a confirmation, a location pin and a reminder. Every project message includes the RERA registration details.
Many buyers for projects in Guwahati and other Assam towns live and work elsewhere, in other Indian cities or abroad, and can visit only occasionally. For them we create video walkthroughs of the site and show flat, scheduled video-call site visits with your sales team, callback times that suit their working hours, and clear information about the documents and home loan process, as supplied by your legal and finance teams. When they do travel home, often around Bihu, Durga Puja or year-end holidays, campaigns remind them to book an in-person visit.
Monthly construction updates with dated photos and short videos keep interested buyers engaged through a long decision and reassure existing customers. Real progress is also the most convincing evidence a builder can show.
For contractors and construction firms selling to businesses rather than home buyers, we build project portfolio pages, a Google Business Profile, search campaigns for commercial construction, interior fit-out or turnkey project searches, and LinkedIn content that shows completed work.
Every enquiry is tracked by source and routed to a named salesperson. Monthly reports show enquiries, cost per enquiry, site visits booked and attended, and bookings where your team shares them, by project and by channel.

What we won't do
RERA treats every post, ad and WhatsApp promotion as an advertisement. These are the shortcuts we leave out, and what we do instead.
| Area | The shortcut | What we do instead | Rule behind it |
|---|---|---|---|
| Before registration | Landing pages, content and tracking prepared in the meantime; no advertising until registration is confirmed | RERA Act 2016, Section 3 | |
| RERA details | Registration number and authority website on every creative, landing page and WhatsApp message | RERA Act 2016, Section 11(2) | |
| Returns | Specifications, prices and possession dates exactly as registered and approved by your team | ||
| Renders | Every render labelled as an artist's impression, with dated site photographs for progress | ||
| Scarcity | Availability messages only when your inventory shows it that day | ||
| Distances | Travel times and amenities stated as they are, with the basis given |

How our real estate marketing retainer works
Growthbees works on a monthly retainer. We don't publish a rate card. After a consultation, we send a written quote setting out exactly what is included. Activity usually peaks around launches of registered phases and site visit events, and the quote can reflect that.
The main things that shape the quote
- 01The number of projects or phases you promote
- 02The channels involved: Google search, Meta, WhatsApp, SEO, website and LinkedIn
- 03The volume of content, including construction progress shoots and videos
- 04Whether reporting connects to your sales or CRM records

Where we work
Where we work with builders and developers
Guwahati's residential growth has spread well beyond the old city centre, and each area raises different buyer questions. Projects around Beltola, Lokhra and Basistha are compared on access to Dispur and GS Road; buyers around Khanapara and Six Mile weigh highway access and the monsoon approach road; near Jalukbari and Panjabari, proximity to institutions and the bridge routes matters; and in hill-side locations, buyers ask about slopes and drainage. We build locality pages and campaigns that answer those questions for your specific project. From our Tezpur office at Gharpara Chuburi we work with builders and construction companies in Sonitpur and nearby districts, and we also work on projects in Jorhat, Dibrugarh, Silchar, the other Northeast states and elsewhere in India, always under the relevant state RERA's rules.
Rings show approximate straight-line distance from our Guwahati office.

Frequently asked questions
What must a real estate advertisement in India show?
Under Section 11(2) of the Real Estate (Regulation and Development) Act, 2016, every advertisement for a registered project must prominently show the project's RERA registration number and the website address of the state Real Estate Regulatory Authority. Several states have added format rules, such as placement, font size or QR codes. Growthbees adds a standard disclosure block to every project ad, landing page and message and follows the rules of the state where the project is registered.
Can we advertise a project before RERA registration?
No. Section 3 of the RERA Act, 2016 prohibits a promoter from advertising, marketing, booking, selling or offering for sale units in a real estate project without first registering it, and each phase of a phased project is treated as a separate project. Growthbees doesn't run pre-launch or expression-of-interest campaigns for unregistered projects or phases.
Do RERA rules apply to social media and WhatsApp promotions?
Yes. State real estate authorities have made clear that social media posts, boosted ads, SMS, email and WhatsApp promotions count as advertisements, so they need the RERA registration number and authority website just like print ads. We include those details in every social post, ad and project message we create.
Does every project need RERA registration?
Not every project. The Act exempts projects where the land does not exceed 500 square metres or no more than eight apartments are being developed, but state rules can set lower thresholds. Check your project's position with your legal adviser before any marketing begins.
How do you turn property leads into site visits?
We send ad clicks to a project-specific landing page instead of a general brochure, route every enquiry to a named salesperson immediately, answer common questions on WhatsApp, and send each buyer who books a visit a confirmation, a location pin and a reminder. Reports show visits booked and attended, so you can see which campaigns produce real interest.
Can we use 3D renders and walkthrough videos in our ads?
Yes, as long as they are clearly labelled as artist's impressions and don't misrepresent the project. Specifications, amenities and possession dates shown alongside them must match what is registered with RERA. We pair renders with dated construction photographs so buyers can see real progress.
Do you work with construction companies as well as developers?
Yes. For contractors and construction firms that sell to businesses, we build project portfolio pages, a Google Business Profile, search campaigns for commercial construction and fit-out work, and LinkedIn content showing completed projects.
How is real estate marketing priced?
Growthbees works on a monthly retainer quoted in writing after a consultation. The fee depends on the number of projects or phases, the channels involved, content volume and reporting integration. We don't publish a standard rate card.
